Consultation:
I will first meet with you for a visit at your home to discuss your project. This meeting typically lasts about an hour and a half and encompasses a $90 consultation fee. I will learn about the scope of the work, gather information, and discuss possible design ideas with you, displaying photos and drawings of similar past projects. It’s very helpful if you can provide any existing plans, plat of survey, photos, or a wish list. A contract for design, drawings, and meetings will be presented, all based on hours required for the scope of work.
The Drawing Agreement/Contract:
My fees are hourly, based on the scope of work, amount of drawings, and the number of meetings required to complete the project. Fees are different for each project, depending on a number of factors, but generally fall between 3% - 5% of the construction cost. My experience, knowledge, and attention to detail help me create construction drawings that eliminate second-guessing by the contractor and can lower the cost of construction.
As detailed in the Drawing Agreement, Pitzen Design will provide:
PRELIMINARY DESIGN DRAWING
- Various design options are created using a 3D model, allowing the client to visualize their project in multi-dimensional drawings and perspectives.
CONCEPTUAL DRAWING
- These are schematic design drawings with more detail, revised after the course of additional meetings, if necessary.
CONSTRUCTION DOCUMENTS
- Final drawings for bidding, permits, and construction include floor plans, elevations, building sections, and millwork elevations, if requested. These are often developed with the input of a structural engineer or other consultants. Sometimes approval from the subdivision, architectural board, municipality, or county may be required.
It's important to note that the amount of detail and time spent on the plans (and thus, the design fees) can be controlled by the homeowner.
I will provide a complete set of construction plans, and also can provide a full package of selections by coordinating with a collaboration of trade professionals. I can design a project for a homeowner who already has a contractor or is interested in bidding the project out with two to three contractors. I also can recommend trade professionals appropriate for your needs, serve as your representative for an architectural review board, and supervise construction of the project if needed.
